The search-to-settlement premium package provides you with a full property finder service. The initial step is to establish your property requirements. We provide you with a comprehensive property brief after this meeting to ensure your criteria will be met.

Confirming Service Engagement
So that we may represent you as your Buyers Agent both parties are required to sign a Buyers Agency Agreement. This agreement is endorsed by the Real Estate Institute of NSW.
A non-refundable retainer fee is payable. This fee covers the initial search costs, property analysis, and evaluations on findings, reporting administration and agreement costs. The retainer fee will be deducted from the final fee upon completion.
Inspections and Reporting
APS will start the research process and locate property based on your search criteria. We physically view each property that meets the brief. Our review process looks at all aspects of the dwelling and reports on findings that include the true condition of the property, the benefits of the dwelling and aspects of concern that you should be made aware of.
Our full property reports include RP Data address search findings and the RP Data suburb report. This provides you with statistical data for the area. These findings also look at population demographics, median pricing, and estimated capital growth and vacancy rates.
We report back to you throughout the process, on each property we have viewed. Our communication levels cannot be faulted; you will have a full and concise breakdown of our findings at each step.

If you are based locally and would like to attend open inspections we would encourage you to join us in viewing the top selections. This will provide you with a great opportunity to ask further questions and help you gain an understanding of the current market.
When we have found your property we commence on your behalf the negotiations with the selling agent. Our aim is to secure the lowest price. At all times you will be kept informed of the negotiations and feedback we receive.
APS will act on your behalf collecting deposit cheques and signed documents and delivering these as required to the appropriate agents and solicitors so that we can minimise the impact on your time.
It is always recommended that you have a pest and building inspection reports done. If you need advice on services including surveyors, trades people or depreciation reports APS can assist.

So who is running the show at Advocate Property Services?
Meet Principal and Director of Advocate Property Services Jo Vadillo.
Jo has a Masters Degree in Communication from the University of Technology Sydney and is a licensed Real Estate Agent and Buyers Agent. She also holds a Diploma in Interior Design and is a member of the REINSW – Real Estate Institute of NSW.
Jo has 10 years experience in the investor’s world of real estate. With no hesitation in picking up a phone and acting as an advocate for clients and drilling local council for details about zoning or co-ordinating teams of tradesmen and industry professionals to get the deal done.
With a vast network of industry contacts, Jo is often able to advise clients of opportunities before they go to market.
With Jo’s approach to property is a combination of skillful search techniques, negotiation tactics and securing the deal – she delivers time and again.
In her spare time Jo is also an active investor with a keen eye for opportunity and profit often found renovating, recovering from a renovation or planning the next project.

Meet business partner, Manager of Client Relations and all-round nice guy Greg Vadillo.
Greg’s career started out in real estate sales 18 years ago on Queensland’s Gold Coast before moving to Sydney’s North Shore in 1996 and working in residential sales in Lindfield.
He went from this sales environment to training and coaching in a marketing capacity. Using his industry experience and background to mentor and guide other successful sales people and management staff.
Greg has a comprehensive tertiary education relating to Real Estate, Business Management and Business Coaching and has written multiple training programs for sales and negotiation techniques as well as being a highly regarded presenter and public speaker.
A master in the field of research and negotiation Greg’s passion for real estate is infectious, his story is the inspiration that has led to clients expanding their own portfolio and consider options that have proved to be both strategic and lucrative.
